Integrated Demolition, Abatement and Reconstruction

NADC served as construction manager for a complex design-build project at a major pharmaceutical facility in Southwest Michigan.

The work included approximately 800,000 square feet of office and laboratory demolition, asbestos abatement, selective structural removal, utility modifications and new construction.

Selective demolition of the upper floors of a pharmaceutical facility building

The Challenge

Several structures required different demolition methods based on their construction and the portions designated to remain.

NADC removed a 15-story concrete building, dismantled sections of an eight-story steel building and removed the upper three floors of a nine-story structure without damaging the floors below. Additional work included dismantling a four-story boiler and a six-story baghouse while the adjoining boiler house remained operational.

NADC’s Approach

NADC coordinated demolition, environmental abatement, engineering and reconstruction under one integrated project plan.

High-reach excavators, crane-and-ball demolition, sectional dismantling and floor-by-floor removal were used according to each structure’s conditions. After demolition, NADC rerouted utilities, installed new building façades and roofs, enclosed retained structures and completed landscaping, lighting and site restoration.
